How to start

1. Email dougcoatney@gmail.com with the dates you want.
2. $800 refundable security deposit electronically. PayPal and Zelle: dougcoatney@gmail.com. Venmo: @Doug-Coatney.
3. Once the deposit is received, the rental agreement goes out via Adobe Sign for review. Happy to work with you on it.
4. Full payment for the first month is due 30 days before arrival (when you book if arrival is inside 30 days). Going forward, each following month is due before the 1st of that month.

Bottom line: all electronic.

Monthly rates

$4,500 per month

• $4,500 standard monthly rate
• $4,000 per month for a stay of 4 months or longer
• December $6,000 for the month
• Extra nights beyond the 30-night minimum are pro-rated from the monthly rate ($4,500 / $4,000 / December $6,000 as applicable)
• We rent by the month, not by the night — no advertised nightly rate

Direct booking (Zelle / PayPal to dougcoatney@gmail.com, Venmo @Doug-Coatney) is those listed amounts. Rates are significantly more on Airbnb / VRBO when paying by credit card because they charge a service fee.

Rates are subject to change without notice. You are guaranteed a specific rental price once you have paid the security deposit and the rental amount in full. If there is a rental increase, you are entitled to a full refund without penalty should you decide not to pay the increased amount.

Minimum stay

30 nights is required.

Security deposit

$800

Refundable. Paid electronically to reserve the cabin. Refunded electronically the same way you paid (PayPal, Venmo, or Zelle) after checkout inspection — generally within a week.

• Deductions for extra cleanup, damage, stain removal, missing or damaged items, or re-keying if keys are lost.
• Forgetting to lock the cabin, leaving the heat on high, or turning the heat entirely off: the cost of the remedy is deducted.
• Smoking (or any other substance) indoors: entire deposit forfeited.
• Animals in the cabin: entire deposit forfeited.
• If damage or cleaning exceeds the deposit, you are liable for the extra.

Cleaning

$450

Required long-term laundry and cleaning at departure. Covers general cabin cleanup and laundry — “normal wear,” not excessive or negligent wear (for example a carpet stain, or food burned onto the oven).

This specifically covers:

• Cleaning and disinfecting
• Vacuuming carpets / sweeping and mopping floors
• Cleaning bathrooms (toilet, sink, tub)
• Washing towels and linens and remaking beds
• Cleaning the kitchen (sink, stove, oven, counters, table)

When rent is due

• First month due 30 days in advance of arrival
• If arrival is inside 30 days, that first-month amount is due when you book
• Following months due before the 1st of that month
• Same electronic methods (PayPal, Venmo, or Zelle)

How a reservation is held

Dates are held when the $800 refundable security deposit lands electronically. PayPal and Zelle: dougcoatney@gmail.com. Venmo: @Doug-Coatney. Until then we continue actively renting the cabin. Don’t book airfare until we confirm we received the deposit. We confirm receipt by email; electronic payments usually show up the same day — if you don’t hear back, please call.

After the deposit lands, the rental agreement goes out via Adobe Sign.

We reserve the right to refuse rental and to cancel accommodations should unforeseen events occur.

Cancellation

• Tell us as soon as possible so we have the best chance to re-rent and refund your deposit in full.
• 60 days or more before the rental starts: full refund of the rental amount.
• Less than 60 days: no rental refund unless the cabin is re-rented for an equal or greater period.
• All cancellations confirmed by phone. If you don’t hear back, contact us again.
• No refunds due to weather.

What’s included

Rent includes local phone calls only. The $450 cleaning covers the departure cleanup listed under Cleaning. Linens and towels are washed as part of that service.
